What does a real estate agent do?

Real estate consultancy is a service that has been gaining a lot of popularity these days, namely in Portugal.

With the high and constant growth of the real estate sector in the country, this type of service has been increasingly important, both for those who already live here and for those who come from abroad. It’s a business area that requires a real passion for the activity, where the real estate agent is the link between a client’s dream and the achievement of a desired business.

But then, what exactly does a real estate consultant or agent do?

The main task of a consultant is to always guarantee the satisfaction of his clients, be it in a sale or a purchase. Therefore, the agent’s function is based on four essential activities so that the service is done in the best way.

Research and Prospecting

This first part is related to information and previous knowledge. The consultant studies his area of activity, finding out about its characteristics, trends, business opportunities or price fluctuations, as well as acquiring knowledge about potential customers.

Thus, the agent creates, simultaneously, a database and a contact network.

Property Development

How are we supposed to perform a real estate service, without having access to any property? That’s what listing does, build a range of properties for the consultant.

You need to convey knowledge, confidence and security about the property service to a person, so that they are willing to entrust the sale of their property to a property consultant, and they can carry out their work.

Promotion and Sale of the Property

After a property is found, the consultant will promote its sale, through disclosure and advertising on digital platforms and in its network of contacts, or through an auction.

Then, when a buyer is found for the property from an owner, it is the consultant’s job to help both with all the legal aspects of the deal, such as deeds, facts that may jeopardise the completion of the deal, or other documents. Finally, seek to achieve the satisfaction of both parties concerned so that the best possible deal is done.

After-Sales Relationship

With customer satisfaction guaranteed, it is essential to continue the relationship with the customer. The client is a person, human, and potentially, a friend, who we must help, in case any future doubts arise, so that he can also pass on his satisfaction to his friends or family, increasing the probability of recommending the consultant’s service to other people.
